completion of all of the necessary formal and legal processes

The Service - Finding your Island Home
1. We can assist you to match your needs to one of the range
of new or old, houses, apartments or cottages, domestic or business
premises or plots of land available by the sea, inland or in
the hills of the beautiful green island of Thassos.
2. We can keep you up to date with new properties as they become
available.
3. We can assist with the search if there are presently no
properties matching your needs.
4. We can provide background information on the location and
environment of your chosen property.
5. We can help organize a trip to Thassos to enable you to
inspect and select a property.
6. We will negotiate with the builder, owner or other agent
on your behalf.
The Service - Translation and Documentation
7. The service is in both English and Greek.
8. Documents can be formally translated, via the Greek Consul,
as required.
9. We have Greek and English lawyers.
The Service - Purchasing the Property
10. Formal agreement of the selling price with the seller.
11. Valuations for Tax*, Insurance, and Mortgage purposes.
12. Negotiation on Tax payable*.
13. Introduction to approved lenders.
14. Registration of ownership of land and property.

Cost of the Service
1. The cost of assisting you in finding a suitable property
for you to buy is 2% of the purchase price.
2. Additional available services:
· The research of ownership (no heirs to dispute ownership)
of the property you intend to purchase.
· Whether the property is clear of owed back taxes.
· Property has no mortgage or other obligations against
it.
· Negotiation with the Internal Revenue (Property Value
For Taxes Paid). We ensure that you pay the least amount of
taxes possible. This also means additional savings to you, as
the fees for solicitor and notary are based on the value that
is accessed by the Internal / Inland Revenue.
· Negotiation with the local bank for the best possible
exchange rate of your currency, which is usually about 1% better
than the rate you can get.
· We will represent you now as well as in the future,
concerning all matters with the Internal / Inland Revenue as
well as all utility companies.
· If given a power of attorney, we can complete the purchase
of the property, on your behalf, without your presence being
required.
* The cost of these additional services varies according to
the purchase price of the property, but will never exceed 3%.
However, we guarantee to be able to save you more than the
cost of our services. This is an area of expertise in which
we excel.
Legal costs and the cost of translations are payable by the
purchaser.
Even if you live here on Thassos, it will be less expensive
for you to have us do the work.

Project Management
The construction of a new home or the renovation of an existing
home requires time, quality, organization, and cost-effective
project management. We provide project management services during
the construction phase. Our goal is to ensure that your home
is built properly, completed on time; within budget and that
the finished house meets your expectations for quality workmanship.
Land
Unlike other Mediterranean countries, the cost of land in Greece
is still low, but this is changing daily. That is why buying
property on Thassos could be a very successful investment for
you. Properties close to the sea are the most expensive. But
further away from the sea the prices are much less. Thassos
Properties-Services will help you find the appropriate property
for your needs. This includes showing lots for sale, negotiating
the purchase price (with you or on your behalf), verifying that
the land you select is suitable for the home you want to build,
and providing advice for the purchase agreement.
Home design - Architecture
Most homes take advantage of the clean air, sunshine and seasonably
warm climate indigenous to Greece. Therefore, the space allocated
to entertaining and living outdoors is an important consideration
during the design process.
Typical Greek architectural elements include exterior stonewalls;
plaster exterior walls, tile roof(s), and arches. These elements
can be combined in various ways to produce the look you desire.
The style of your home can range from traditional to contemporary,
where appropriate. We integrate the design of your home with
its location and the topology of the land to create a home that
is in harmony with its environment.

the home of your dreams.
Construction Methods
The house frame is reinforced concrete constructed according
to the most stringent earthquake standards. Exterior walls are
double brick with insulation inside the cavity separating the
bricks. Wood (or aluminum) is used for window shutters, the
tile roof support and for interior cabinetry. The masonry construction
ensures that little or no maintenance is required. Such a home
is cool in summer, warm in winter and will last a very long
time.
Construction Cost
Building your house (your self) can be very costly, time consuming
and worrisome. You can expect to pay as much as 1,500 Euros/m2.
We can ensure that the cost of building your home will be much
less than that. We can build your home, using good construction
material at a cost of about 1000 Euros/m2. This includes outside
veranda with pergola, bathrooms, kitchen, water, electricity,
fireplace, and kitchen cabinetry. The result is a beautiful,
completely functional, maintenance-free home.
We can ensure the construction of your new home is on schedule
and worry free.
Landscaping
We use indigenous plants to ensure a low maintenance garden.
